Closing-Day Checklist

Everything to bring and verify on the day you close your first rental — your ID, certified funds, the final walkthrough, the Closing Disclosure, the title, and the keys.

  • Bring a government-issued photo ID A valid driver license or passport. The closing agent and notary need it, and the name must match your loan documents.
  • Arrange your funds in advance Most closings require a wire transfer or cashier check. Confirm the exact amount and instructions a day or two early, never at the table.
  • Verify wire instructions by phone Wire fraud is real and common. Call the title company using a number you already trust, not one from an email, before sending money.
  • Do the final walkthrough Visit the property shortly before closing. Confirm agreed repairs are done and the condition matches what you bought.
  • Confirm the property is vacant or tenants are documented Know exactly who, if anyone, occupies the home and under what lease. A surprise occupant becomes your problem at closing.
  • Review the Closing Disclosure ahead of time You should receive it before closing day. Read every line and compare it to your loan estimate so nothing surprises you.
  • Check that your name and vesting are correct How you take title, personally or through an entity, should match your plan. Fixing it after closing is costly.
  • Confirm your title insurance policy Title insurance protects you against ownership disputes and liens. Make sure your owner policy is in the package.
  • Review the deed for accuracy Property address, legal description, and spelling of names all matter. Errors here can cloud your ownership later.
  • Confirm proof of landlord insurance is in place Your lender requires it, and you want coverage the moment you own the home. Have the binder ready before closing.
  • Read documents before you sign You will sign a tall stack. Ask the closing agent to explain anything unclear; signing is not the time to be rushed.
  • Get copies of everything you sign Take a full set home, digital or paper. You will need these for taxes, insurance, and any future refinance.
  • Collect every key, opener, and code House keys, mailbox keys, garage remotes, and any gate or alarm codes. Plan to rekey the locks regardless.
  • Confirm utilities transfer into your name Schedule the switch for the closing date so you are never without service during turnover.

Closing day should feel like a formality, and it will if you prepare. The work that makes it smooth happens in the days before: confirming your funds, verifying wire instructions, walking the property one last time, and reading the disclosure so there are no surprises at the table. Move through this list calmly, refuse to be rushed through anything you do not understand, and you will leave with clean title and a set of keys to your first rental.
